Lalil Property Points Out the Eastern Real Estate Game Is Changing, Pinning Hopes on Bang Na - Thepharak to Ride the New City Wave and Boost Low-Rise Housing Demand

“Lalin Property” believes that “Bangna–Theparak” is undergoing a major transformation, from a suburban residential area on the eastern side into a new economic and residential hub of Bangkok. Especially in the past 1-2 years, the continuous expansion of transport networks, mega-projects, employment centers, businesses, and interconnected amenities within the same area has made Bangna ready to accommodate a new wave of Real Demand from working professionals, first-home buyers, and families looking to expand their living space. This has led Lalin to recognize the opportunity and move forward with developing low-rise projects that pair “the potential of the location” with “truly functional homes” at accessible price levels

Mr. Churatch Charkakul, Managing Director of Lalin Property Public Company Limited, or “LALIN”, a quality real estate developer operating under the concept “homes built on good intentions”, stated that the key turning point for Bangna is not merely the increase in large-scale projects, but the fact that the area can support infrastructure, employment centers, shopping malls, schools, hospitals, as well as connections to Suvarnabhumi Airport and the EEC. What we are seeing is a structural transformation of the area from a location where people choose to live in order to commute into the city

into a location where people can live, work, study, and engage in various activities all within the same zone. The driving forces of the area come from multiple transport networks, including Bangna-Trad Road, the Burapha Withi Expressway, the Kanchanaphisek Outer Ring Road, the Chalerm Maha Nakhon Expressway, and the Yellow Line electric train (Lat Phrao-Samrong section), which help distribute travel between inner Bangkok, Samut Prakan, and the eastern areas. As for future rail system projects such as the LRT Silver Line, Bangna-Suvarnabhumi, it is another project worth keeping an eye on as well

Meanwhile, private sector investment is adding weight to Bangna’s status as a city center of eastern Bangkok, including Bangkok Mall, a large shopping center and mixed-use project located at the Bangna intersection, where Sukhumvit Road meets Theparat Road (Bangna-Trad); PADDIO Bangna, a community mall in the Neighborhood Hub format located near Bangna-Trad Road km 8

Happitat Bangna, a lifestyle and entertainment complex located at the entrance of The Forestias project on Bangna-Trad Road km 7; Mega City Bangna, a large shopping center and lifestyle destination located on Bangna-Trad Road km 8 near Mega Bangna shopping center, as well as mixed-use projects and land development along the Bangna-Trad corridor

which will bring more commercial space, offices, employment centers, and economic activities into the area. Another important driving force is the dispersion of employment sources, including offices, multinational corporations, technology businesses, logistics, businesses related to Suvarnabhumi Airport, as well as industrial sectors connected to the EEC. This has increased Bangna’s base of people who work and live in the area, directly impacting housing demand from both those working in the area, entrepreneurs, new-generation families, and those who regularly travel between Bangkok and the eastern region

“From the perspective of the low-rise residential market, “Lalin Property” believes that the key strength of Bangna–Thepharak lies in its Real Demand base from working professionals, new-generation families, Young Executives, Upgraders, and multi-generational families. This means the low-rise market still has growth opportunities in many areas. The company estimates that homes priced at 2–10 million baht represent the market segment with the most opportunity, as it covers everything from first-time homebuyers to families looking to upgrade from townhomes or condominiums” Mr. Churatch said

To serve this demand, Lalin Property developed “Lalin Town Prestige Bangna–Thepharak 2” on approximately 34 rai of land, with a total project value of 1,200 million baht and 305 units. It combines single-detached homes under the “Lanseio Prestige” brand priced at approximately 4-8  million baht and townhomes under “Laio Prestige” starting from 2 million baht in a single project, offering choices for customers at every stage of life, from buying a first home and starting a family to expanding their living space.

The design follows French Colonial Style architecture, with interior spaces that can be converted into a home office, multipurpose room, or a ground-floor bedroom for elderly family members, alongside the Smart & Green Living concept, including energy-saving design, natural ventilation, selection of materials suited to the climate, and provisions for EV Charger support for modern families, creating long-term value in both living and ownership dimensions

However, Bangna’s growth also comes with challenges that the real estate sector must manage, including traffic congestion on Bangna-Trad Road, rising land prices, competition among major developers, as well as purchasing power conditions and housing loan approval criteria, all of which will affect the market’s direction going forward. For Lalin Property, Bangna’s growth therefore represents a significant opportunity to develop housing that responds to the changing urban structure.

The company positions itself as a National Property Company focused on developing low-rise homes based on quality, functions that answer real-life needs, value for money, and environmental concepts, to serve the Real Demand growing alongside the expansion of eastern Bangkok, Mr. Churatch concluded.
