Communities in the “Don Mueang” district began expanding clearly after Vibhavadi Rangsit Road opened in 1966. Although Don Mueang Airport had been in operation earlier, transportation convenience became the key factor driving the area’s growth. Initially, most communities consisted of housing for Royal Thai Air Force officers, airport employees, and original communities along Vibhavadi Rangsit Road.
Later, after 1977, housing estate projects began to emerge and expanded continuously until filling the entire area, especially along Songprapha Road, Chang Akat Uthit Road, and various side sois. Vacant land was developed into housing estates to accommodate airport personnel and nearby areas.
Surachet Kongcheep, Head of Research and Consultancy at Cushman & Wakefield Thailand, revealed figures on the location’s growth today: “Don Mueang” has moved beyond being merely an airport-adjacent area to become one of the most complete ‘Major Infrastructure Hubs’ in northern Bangkok, with outstanding growth potential, including land appraisal prices rising an average of 11% per year and Rental Yields of up to 7% for Sansiri projects in this area — a very high figure for low-rise real estate.

The study indicates that the target groups in the Don Mueang zone have unique characteristics that differ from other locations, divided into 3 main groups:
- 50-60% are Local Wealth & Relocation: affluent families originally from Don Mueang, Chatuchak, Lak Si, Phaya Thai, and Nonthaburi city who want to expand their families without moving away from their original location.
- 30-40% are High-Earning Professionals & Parents: pilots, AOT executives, doctors, business owners, and parents of children at international schools such as Harrow International School and Brighton College Vibhavadi.
- 20% are Regional Wealth: business owners from nearby provinces in the Central and Northern regions looking for a home in Bangkok as a Legacy Asset near the airport and expressways.

These factors have propelled the Don Mueang zone into becoming a noteworthy new “luxury home location.” Sansiri has established a distinctive presence in the area by holding high-potential land that would typically be developed into condominiums near electric rail lines. The decision to develop such Prime Location land into “detached housing projects near the electric rail” is therefore a rare phenomenon in the real estate market.
The residential market in the Don Mueang area is not limited only to buyers connected to Don Mueang Airport, but also attracts buyers from other areas, both housing estate projects and condominiums, thanks to convenient transportation and an established community that has been continuously developed into a large district with comprehensive amenities. In addition, the emergence of key landmarks such as Harrow International School Bangkok in 1998 and the Chaeng Wattana Government Complex in 2008 has been a major magnet driving continuous growing interest in the residential market in the Don Mueang area.

The residential market in the Don Mueang area has grown steadily with new project launches every year, driven by the volume of passengers and staff of domestic and low-cost airlines using Don Mueang Airport. This has made the areas around the airport a key target for developers, and it is also a location with genuine housing demand. One reinforcing factor is the opening for enrollment of Brighton College International School Vibhavadi in 2025, further confirming that this district has a high-potential population with high purchasing power.
Moreover, Don Mueang has an advantage in terms of a diverse transportation network. Beyond Vibhavadi Rangsit Road, Don Muang Tollway, and the Si Rat Expressway, there are also secondary roads such as Kampaeng Phet 6 Road and Cherd Wutthakat Road that help distribute traffic, making travel even more convenient. Besides private cars, the ‘train’ is another main transportation option for Don Mueang residents traveling in and out of the city center, with its strengths of affordability, comfort, and precise punctuality.
However, when the Red Line electric railway (Bang Sue – Rangsit) opened for service in 2021, many areas changed considerably from before, including the part of Don Mueang district opposite Don Mueang Airport, because the influence of the newly opened rail line led to changes in the Bangkok Comprehensive City Plan (4th Revision) 90-day public hearing edition.
The Don Mueang district area saw considerable changes in city plan color zoning, from the original yellow zone, low-density residential type (Y.3 and Y.4) with FAR = 2.5 – 3, changed to orange, medium-density residential type (Y.6 and Y.7) with FAR = 3.5 – 4. It may not be much, but it has an impact on future changes in land utilization

The zoning changes in the Don Mueang area are considered a major positive factor for long-term development. Although there are restrictions on building heights around the airport, this legal change will help elevate land potential and drive land prices as well as residential values to adjust continuously upward.
Another interesting highlight is that residences in this area are located near electric train stations, both within walking distance of no more than 500 meters and within a convenient transit distance, which is why we see major developers like Sansiri launching another new project “Setthasiri Great Don Muang” – single-detached houses priced at 15 – 40 million baht, emphasizing a location that meets every travel need, within a Sansiri Community where Sansiri has developed both low-rise and high-rise projects in the same area.

The Setthasiri Great Don Muang project is only about 400 meters from the Red Line electric train station at Don Muang. Although public transportation may not be the main route for customers buying homes priced at 15 million baht per unit and up, it is still an interesting option for those who do not want to drive their private cars into the inner city or travel to other areas.
Sansiri will hold the pre-sale for this project on September 12-13, 2026, and it is expected to attract interest from both existing and new customers. It is expected to be successful because the price is appropriate for the location, and in the long run, good communities like this may be hard to find in a location with such comprehensive potential in every aspect.
